A useful pricing conversation looks at recent comparable sales, competing listings, your home’s condition, and features that distinguish it from nearby properties.
An online estimate can be a starting point. A personalized market analysis adds context about your specific home and the competition buyers will see. Neither guarantees a final sale price.
Decide What to Do Before Listing
Before committing to major renovations, let’s walk through your home and discuss what deserves attention. Cleaning, decluttering, lighting, landscaping, and targeted repairs may be more practical than a large remodel.
Gather information about recent improvements, service records, warranties, and any solar financing or lease. These details can help us prepare the listing and respond to buyer questions.
Build a Marketing Plan Around Your Home
Your marketing should help buyers understand the property, not just notice it. We will discuss photography, video, property descriptions, online exposure, and social media as part of a plan tailored to your home.
I bring local real estate knowledge and experience creating property content to that conversation. We will also plan showing availability and review feedback as the listing progresses.
Compare Offers and Your Estimated Proceeds
The highest offer is not always the best fit. We will review price alongside financing, requested credits, contingencies, closing dates, and possession terms.
Before making a decision, ask for an estimated seller net sheet. It should account for applicable mortgage payoffs, closing expenses, negotiated brokerage compensation, and other transaction costs. Final proceeds depend on the actual terms and closing figures.

Prepare for Disclosures, Inspections, and Closing
Organize the paperwork early, including applicable seller disclosures, HOA information, and records of agreed repairs.
