Summerlin’s overall median home price softened slightly in September, while closed sales above $1 million and $1.5 million increased compared with September 2025.

What the September Numbers Show

The September comparison tells an interesting story about the Summerlin real estate market: not every price segment is moving in the same direction.

A Softer Median, More Luxury Closings

Sales above $1 million increased by four homes, from 38 to 42. Above $1.5 million, sales increased by five homes, from 20 to 25. At the same time, the overall median home price declined 1.23% year over year.

That means luxury sales activity increased in these two price groups even as the overall median softened. It does not, by itself, tell us that luxury home prices rose or that every Summerlin home lost value. The median reflects the mix of homes that sold during the month.

Are Luxury Buyers Finding Opportunities?

That’s the question I’m watching. These figures show more million-dollar closings, but they do not establish why buyers purchased or whether they secured better deals.

For a buyer or seller, the useful next step is to look at comparable homes in the specific neighborhood and price range: recent closed sales, current competition, property condition, and the features that make one home different from another.
