Comparing Home Styles

Larger Detached Homes

Start with neighborhoods such as Barrington, Monterossa, Paradiso, Portofino and Palmilla when comparing larger homes and outdoor living spaces.

Room counts, lot sizes, upgrades, views and gate arrangements vary; review the individual property rather than assuming every home shares the same features.

Established Single-Family Choices

Ashton Park, Canterra, Capri, Cara Vella, Casa Rosa, Encanto and the other village neighborhoods offer additional options across a range of layouts.

Compare garage space, bedroom placement, yard maintenance and the route to parks or everyday services.

Single-Story & Lower-Upkeep Options

Include Hillstone in a search for single-story layouts, then compare other available homes by actual story count and floor plan.

Altessa also sits within The Vistas, but its current operator markets it as an apartment community. Do not assume its units are individually available for purchase.

For current Altessa rental information, see the property operator’s information.

Parks, Clock Towers & Outdoor Recreation

Vistas Park

The village’s main park at 11322 Parkside Way provides sports facilities, play spaces and areas for gathering outdoors.

The community center and pool are nearby, making this a useful destination to visit when evaluating the village lifestyle.

North Tower Park

Located at 45 Park Vista Drive, North Tower Park combines a signature clock-tower landmark with neighborhood outdoor space.

Check the walking route from the home you are considering, including crossings and changes in elevation.

South Tower Park

Located at 1022 Park Vista Drive, South Tower Park anchors the opposite end of the village with another clock tower, play areas and landscaped open space.

The two tower parks give The Vistas a distinctive identity within Summerlin West.

Neighborhood sidewalks and paths add options for walking around the village. For longer outings, the wider Summerlin trail network and Red Rock Canyon provide additional recreation opportunities. Check designated routes and current access conditions before heading out.

The Vistas Community Center & Pool

The Vistas Community Center at 11312 Parkside Way opened in 2016. Its meeting rooms and patio support resident activities, classes and events. The adjacent pool complex includes a main pool with a slide and a children’s lagoon.

The pool is not exclusive to Vistas homeowners. It is part of the Summerlin Council’s resident recreation system. Eligible residents must meet identification and admission requirements, and swimming follows the current seasonal schedule.

Check current fees, operating dates, guest rules and registration requirements through Summerlink before planning a visit. Owning a home near the pool does not mean admission is automatically included without additional steps.

Shopping, Dining & Everyday Connections

Vista Commons provides neighborhood shopping and services, while Downtown Summerlin offers a wider selection of stores and restaurants. Nearby entertainment destinations include Red Rock Casino Resort, Las Vegas Ballpark and City National Arena.

The 215 Beltway and surrounding arterial roads connect The Vistas with the rest of the valley. Compare the actual drive from each home to work, school or other regular destinations. Traffic and the home’s location within the village affect travel time.

Public, Private & Charter Schools

Linda Rankin Givens Elementary School is located within The Vistas. Public-school assignments depend on the exact address and current Clark County School District boundaries; confirm elementary, middle and high school zoning directly with CCSD before purchasing.

Private and charter choices in the broader area include Doral Academy’s Red Rock campus, The Meadows School, Faith Lutheran and Bishop Gorman. Enrollment, admissions and transportation arrangements vary by school.

Buying an Established Vistas Home

Compare original-condition homes with renovated properties using recent comparable sales, completed improvements and overall condition. Check roof, HVAC, plumbing, pool equipment and landscape needs when planning a budget.

Review current master and neighborhood HOA disclosures, reserves, rules and any remaining improvement-district assessments. For a gated subdivision, confirm guest access and vendor procedures. Verify additions, conversions and the actual floor plan in the property documents.
